The Project

A modern residential community to be released on the edge of Maryborough

Stage 1 at 201 Showgrounds Road is expected to deliver 33 lots. The Grounds is a subdivision designed to support 36 dwellings, with the potential for a second stage to follow on the neighbouring block.

The Stage 1 product is deliberately simple: titled residential land in the 575 to 800 square metre range that working families in this region are actively buying, with scope for house and land packages.

The Location

Five minutes from Maryborough, on high ground, next to the Showgrounds

Oakhurst sits immediately west of Maryborough on the Fraser Coast, 255 kilometres north of Brisbane and 30 minutes from Hervey Bay. It is elevated ground above the flood-prone riverfront suburbs, with direct access to the Bruce Highway, the Maryborough West train station, and the schools young families want: Riverside Christian College, Sunbury State School and Aldridge State High.

Why Oakhurst?

We say no to far more projects than we say yes to. Three things convinced us here, and they all point to the same thing: strong employment growth driving demand for housing.

The Queensland Train Manufacturing Program

The state's $9.5 billion program to build 65 passenger trains at Torbanlea, minutes north of Oakhurst, supports around 800 jobs on a 24/7 roster. Those workers need modern homes on a short commute.

The Maryborough Hospital building

Corrections, health and $450 million of civil upgrades

The Maryborough Correctional Centre is one of the district's largest employers and recruits continuously. Add the $115 million hospital upgrade and the Tiaro Bypass, and more than $450 million of public spending is landing around this corridor.

The market this lands in

3.4People moved to Maryborough for every completed home between FY21 and FY25
+22.2%Median house price growth in the 12 months to mid 2026
17 daysAverage time on market for houses in Maryborough
31%Of net capital city out-migration captured by regional Queensland

Council planning is steering growth toward exactly this kind of subdivision. With rental vacancy at 0.2 per cent, workers arriving for jobs are competing for homes that do not exist yet. That shortage is the opportunity: every new lot released here is absorbed almost immediately.

Where is the project currently at?

The site is secured and a development application is being progressed with Fraser Coast Regional Council. Stage 1, The Grounds, moves first. This is the point where capital partners typically join: early enough to matter, with the groundwork already done.
